Water Damage Restoration

Full water damage restoration for properties affected by burst pipes, appliance failures, overflows, roof leaks and water entering from adjoining units. We assess the extent of the damage, control the affected area, and set the sequence of cleanup, drying and repair work.

Restoration continues past the drying stage: damaged drywall, ceilings, trim and finishes are repaired so the space is usable again rather than simply dry.

Water Removal & Cleanup

Extraction of standing water from floors, subfloors and contained areas, followed by removal of saturated carpet, padding, insulation and other materials that cannot be dried in place. Surfaces are cleaned and the work area is prepared for drying equipment.

Cleanup includes debris removal and protection of adjacent rooms and finishes that were not affected by the water.

Structural Drying

Controlled drying of framing, subfloors, wall cavities and other structural materials using air movers and dehumidification. Equipment placement is based on the layout of the space and where moisture has travelled, not a fixed formula.

Moisture readings are taken during the drying period and recorded, so the decision to stop drying and begin repairs is based on measured values.

Leak Damage Repair

Repair of the damage a leak leaves behind, including stained and softened surfaces, damaged wall cavities, deteriorated finishes and affected trim. Where the leak point is accessible within the scope of repair work, we address it as part of the job and note anything that requires a licensed trade.

This work is common in older Lower Manhattan buildings where a slow leak has been running behind a wall or above a ceiling for some time.

Ceiling & Wall Repair

Repair of ceilings and walls damaged by water from above or within. Damaged sections are cut out, framing and cavities are checked and dried, and new material is installed, taped and finished to blend with the surrounding surface.

Sagging ceilings, bubbled paint, water lines and open inspection cuts are all addressed as part of this work, with the surface left ready for paint.

Drywall Repair

Removal and replacement of water damaged drywall, from small patches to full sections and flood cuts. Joints are taped, compounded and sanded so the repaired area matches the level of finish on the rest of the wall.

Where drywall was opened during the drying phase, we close and finish those openings as part of the restoration scope.

Interior Restoration

Interior restoration work that completes the project: baseboards and trim, door and window casings, flooring transitions, closets and built-in details affected by the water. Surfaces are prepared so painting and final finishing can proceed.

The goal is a room that reads as finished, with repairs that are not obvious once the work is complete.

Moisture Damage Repair

Repair of damage caused by ongoing moisture rather than a single event, such as chronic condensation, humidity in enclosed spaces, and long-term seepage. Affected materials are removed or dried, and damaged surfaces are rebuilt.

We document the conditions we find so property owners and managers can address the underlying moisture source.

General Property Repair

General property repair work connected to the restoration project: carpentry repairs, surface patching, damaged fixtures and fittings, and the additional items that are frequently discovered once damaged material is opened up.

Handling these repairs within the same project avoids scheduling a separate contractor for small but necessary work.

Residential Restoration

Restoration for apartments, co-ops, condominiums, brownstones and single-family homes. We work around occupied spaces, protect unaffected areas, keep the work area contained, and coordinate access with building management or superintendents where that is required.

Commercial Restoration

Restoration for offices, retail units, restaurants and mixed-use buildings. Cleanup, drying and repair phases are sequenced to limit interruption to operations, including work outside standard hours where the site allows it.
